I have $ 5,000 right now! A real estate ETF, or REIT mutual funds?

I have a good sense of real estate THST good commercial returns over several years. I plan to go to T Rowe Price REIT fund (TRREX). All reasons why he should not? I'm going to do dollar cost average. What is the cost and benefit if I go for an ETF? Any suggestions why and why not?
