What a good way to determine the value you want to buy a rental property?
I am interested in investing in some rental properties and I want to know What is a good method for determining how much should I pay for a rental property based on the rent received. As an example of one duplex I have seen have been collecting average of 11,500 per year over the last five years. However, this is to sell for 275 000. That seems like a high asking price based on the amount of money producing property. (I know the amount of rent that is produced is not the only factor, but I think it should be an easy way to narrow down my options Thank you.)!
some countries (Like where I'm from, miami Dade County) publicly disclose the estimated value of the property. However, this value is often only a fraction of the value of the property market. You can always conduct an assessment, this can be a little expensive but thats.
